How nib turns scattered listings into a useful comparison

nib is an independent property search engine for Colombia. It brings public listings into a consistent, location-first view so people can build a shortlist without mistaking nib for the advertiser or the source of an offer.

What happens before a listing appears

The goal is not to reproduce every portal page. The goal is to retain facts that can be compared responsibly, explain the limits of those facts, and make the original source easy to reach.

Required comparison data

A public result needs a non-empty source identifier, a positive price, a supported residential property type, a positive area value, and valid map coordinates. Offers that do not pass those basic checks stay out of the public result set.

One comparison vocabulary

Source fields are mapped to shared fields for rent or sale; house, apartment, or studio apartment; the source-reported price and area; bedrooms; bathrooms; and parking. The same filter rules are applied to those fields, but definitions and completeness can differ by provider.

Cautious duplicate handling

Potentially related offers are compared using location and available evidence such as address cues, images, and description. A weak signal is not enough for an automatic match, so uncertain offers remain separate.

Why the map comes first

A home can meet a price and size target but still make daily life difficult. You can start with a city, municipality, neighborhood, or—with browser permission—your current location. The map then keeps the surrounding inventory in view while distance and price sorting help narrow it.

Listing coordinates come from the originating data and can be approximate. Distance is an estimate between map points, not a promise about an exact address, route, traffic, or travel time. Confirm all of those details with the advertiser and on the original listing.

Before you contact an advertiser

A listing is a starting point, not proof that a home is available or suitable. A short verification pass can prevent expensive assumptions.

  1. Confirm availability and timing

    Ask whether the home is still available and when the price, conditions, and property details were last confirmed.

  2. Calculate the complete cost

    For rent, ask about administration fees, insurance, utilities, and permitted increases. For a purchase, include taxes, registration, financing, repairs, and any building charges.

  3. Verify the place in person

    Confirm the exact address, condition, access, surroundings, and services. Do not transfer money solely on the strength of a listing page or chat.

  4. Review identity and documents

    Verify who is offering the property and their authority to do so. Review the contract and ownership or leasing documents, and use qualified local advice when a decision requires it.

Coverage and responsibility

nib focuses on residential homes in Colombia and does not claim to cover the entire market. Inventory changes continuously, and a source can change or withdraw an offer after nib has processed it. The original page is the place to verify the latest information.
